BALTIMORE, MD-Industrial is commercial real estate's new black, or rather, new multifamily. Activity in the last few days include leases, investment sales and the marketing of at least one property.

In Baltimore, the Nelson Co., a manufacturer and distributor of industrial packaging, inked 38,433-square feet at 4517 N. Point Blvd. in Edgemere. Cushman & Wakefield's David Baird represented the landlord, F2, LLC. The tenant was represented by Chris Wright, also with Cushman & Wakefield. There is currently 28,500 square feet available for lease in the building.

In Hanover, MD, TIAA-CREF secured three leases totaling 79,362-square feet at Candlewood Commerce Center. The buildings, 7462, 7466 & 7468 Candlewood Rd., total 357,706 square feet. Jarred Testa and Tilghman Herring of Cassidy Turley's Core Industrial Leasing Team represented the landlord.

The new tenants are Atlantic Emergency Solutions, represented by Michael Elardo and Michael Kimmel of Cushman & Wakefield; National Parcel Logistics, repped by Tommy Hughes of Hughes Commercial Real Estate; and Tower Resource Management, represented by Dave Sciamarelli of MacKenzie.

In Lorton, VA, Eastdil Secured is marketing the sale Gunston GSA, a new 112,500-square-foot warehouse facility that is 100% leased to a government agency. The building features the most advanced technologies in the industrial sector, according to John Kevill, Managing Director of Eastdil Secured, who says the facility "has no peer in the Northern Virginia industrial market." The building is close to Fort Belvoir and Quantico Marine Corp Base.

Gunston GSA was completed in February, and the agency moved in at the end of May. The agency has committed to a firm 10-year lease with two five-year, fixed-rate renewal options.
