SAN DIEGO-Following on the heels of its successful Circa 37 apartment community at Civita, Sudberry Properties has broken ground on West Park, a 612-unit, luxuriously appointed midrise apartment community with resort-style amenities on 10 acres located northeast of the intersection of Friars Road and Mission Center Road in Mission Valley. The first phase is scheduled to be completed and ready for move-ins summer of 2014.
“Circa 37 set the standard for luxury apartment living in San Diego and picked up top awards for architectural design and landscape design from the Building Industry Association of San Diego,” said Marco Sessa, senior vice president of Sudberry Properties. “West Park has been designed to top Circa 37, especially its extensive indoor and outdoor recreational amenities.”
The non-smoking, eco-friendly apartment community takes its name from its own half-acre park and unparalleled array of recreational facilities, including three uniquely landscaped pool areas; rooftop lounges with TVs, barbecues and fireplaces.
The resort lifestyle will be complemented by a media room with a 90-inch TV; clubroom with demonstration kitchen and multi-media equipment; and game room. The well-equipped business center will feature an 18-seat conference room.
West Park's apartments are designed with approximately 507 to 1,286 square feet and include one, two, or three bedrooms, as well as studio configurations.
“In keeping with Civita's commitment to sustainability, West Park will incorporate the latest green technologies,” said Sessa. “We are integrating a photovoltaic solar array to power common area electricity consumption and six on-site fuel cells that will generate clean energy back to the grid, while providing heat for one of the swimming pools.”
West Park is also planned to feature a high efficiency irrigation system, WaterSense fixtures, Energy Star appliances, LED lighting, and hydronic HVAC systems. Residents have access to electric-vehicle charging stations and the community's fleet of Car2Go ride-sharing cars.
“The construction of West Park will bring hundreds, if not thousands, of jobs to San Diego,” added Sessa. Construction and permanent financing was arranged by HFF (Holliday Fenoglio Fowler, L.P.). The HFF team representing Sudberry was led by managing director Aldon Cole, associate director Zach Holderman and analyst Christopher Liu.
The West Park development team includes architects Newman Garrison Partners, a joint venture between general contractors Coyle Residential and Reno Contracting, landscape architects Lifescapes International, Inc., civil engineers Rick Engineering, and interior designers Style Interior Design, Inc.
The new community of Civita (from the Latin roots for “civic” and “vitality”) is transforming a 70-year-old sand and gravel quarry into a vibrant urban-inspired village. The centerpiece of the community will be an amenity-rich community park with two miles of trails that radiate into each neighborhood and encourage walking and neighborly interactions. The park, which is currently in the planning stage, will have active play areas, urban gardens and intimate areas for reflection and relaxation.
Civita currently features urban-style townhomes at Origen by Shea Homes and apartments at Circa 37. Several for-sale residential neighborhoods are under construction and scheduled to open this year. TRI Pointe Homes' Altana, the first single-family detached residential neighborhood in Civita, is slated to open in early August.
