KING OF PRUSSIA, PA-RedGo Development is re-cladding a flex/office complex here and planning to push it up to Class A status. 

Fidelitiy Commercial Real Estate will market the 105,000-square-foot complex at 1006 W. 9th Avenue. The five-building complex is situated in the Continental Business Center.

RedGo's president Fred Goebert said his company is investing more than $1 million in the upgrading of the building exteriors with Exterior Finish and Insulation System (EFIS) panels  manufactured by Sto Therm Exterior Insulated

“While this is not a LEED project,” he said, “it will increase each structure's efficiency and energy rating.”

A private investment partnership led by RedGo acquired the Class B buildings ten years ago. “The exterior enhancement is being initiated as part of RedGo's long-term objective of building asset value, reducing operating costs and improving curb appeal of the five buildings,” said Goebert.

The buildings' existing cedar wood exterior is being removed. The EFIS panels will have an oyster shell white finish with “chocolate mousse” corner trim. New exterior LED lighting, entrance canopies and sunshades are also being added.

As part of the capital improvement program and marketing initiative, RedGo has leased 2,875 square feet of office space at 1006 W. 9th Avenue to Fidelity for relocation of its corporate headquarters from 216 Mall Boulevard in King of Prussia.
