IRVINE, CA-GlobeSt.com has learned exclusively that Georg Fischer LLC, a division of the Georg Fischer AG North American piping systems, has signed an $11-million multi-year lease at 9351 Jeronimo Rd. with owner the Irvine Co. The 105,108-square-foot facility will serve as the company's US headquarters for sales, marketing, engineering and logistics.

Gary McArdell and John Collins of Lee & Associates' Newport Beach office represented the tenant in the transaction. According to McArdell, the new tenant will be relocating to Irvine from its current location in Tustin. “Irvine serves as a prime location for companies like Georg Fischer LLC,” he says. “Placing its headquarters here will provide them with an unparalleled accessibility to the national and international market.”

The property is part of a four-building campus that features mid-tech and manufacturing space. Tenant improvements will be constructed to create a first-class facility to showcase Georg Fischer's products and capabilities.

According to Lee & Associates, the term mid-tech is loosely related to flex or R&D real estate. It implies high levels of parking and/or office improvements in industrial buildings that can command higher rents. 

As GlobeSt.com reported last week, Lee & Associates-L.A. North/Ventura represented Studio City, an Emmy Award-winning marketing firm, in signing a 72-month lease at a 19,000-square-foot office building in the North Hollywood Arts District. The lease is estimated to be worth $3.4 million. The North Hollywood office space, located at 5161 Lankershim Blvd., is double the size of the firm's current space in Studio City.
