ATLANTA—Riverside at Sweetwater Creek, a 309-acre corporate business park in Douglasville, GA has sold off 112 acres of land to industrial parts supplier McMaster-Carr. The company has received city approval to expand the building to 1 million square feet. Financial terms of the deal were not disclosed.

McMaster, which currently occupies buildings in Northwest Atlanta, will consolidate operations in a new 700,000-square-foot corporate campus west of the city that will serve as an e-commerce fulfillment center for the products it supplies to manufacturing plants and commercial facilities around the world. Groundwork for the 700,000-square-foot build-to-suit facility has begun and doors will open in about 18 months.

CBRE's Mark Hawks and Scott McGregor represented Riverside at Sweetwater's owner, NMR&G LLC, in the land acquisition. Sim Doughtie of King Industrial Realty Inc. represented McMaster. The business park's development partners include Charles Brewer, Sam Hatcher, and Ron Orr. Holder Construction Company is the general contractor. Lord Aeck and Sargent is the project architect.

“McMaster-Carr will be an ideal anchor for Riverside at Sweetwater Creek,” says Orr. “As the site of the company's regional order fulfillment operations, the business park will accommodate the company's ongoing growth. At the same time, the local economy will benefit from McMaster-Carr's presence for years to come.”  

Riverside at Sweetwater Creek offers wooded setting as a backdrop to McMaster's e-commerce fulfillment center, which will be notable for its energy-efficient glass exterior. The building will feature 80,000 square feet of office space and will be in walking distance to the 2,500-acre Sweetwater Creek State Park, accessible via trails the developer established.

In addition to the 600 employees that will relocate to the new corporate campus, the company expects to add about 200 employees over the next several years. Riverside at Sweetwater Creek can accommodate an additional 1.5 million square feet of space for distribution, e-commerce, high-tech and other business operations.

Located off of Riverside Parkway in Douglasville, Riverside at Sweetwater Creek provides access to all of Atlanta's major interstates. McMaster also benefits from the business park's proximity to United Parcel Service and FedEx Corp. logistics centers.
