ARLINGTON, VA-Brandywine Realty Trust and APA, IV, an affiliate of The Shooshan Co., are partnering to build 4040 Wilson--the long-anticipated 426, 900 square-foot office building in Arlington's Ballston submarket. The project will move forward once an anchor tenant is secured. Meanwhile the developers are moving forward with site prep work now.
The 20-story building is the final phase in Shooshan's eight-building, 2.25-million square foot mixed-use, Liberty Center complex that is located within walking distance of the Ballston Metro Station.
Brandywine and APA IV will each own a 50% stake in the project.
The Shooshan Co. will oversee development, leasing, property management and construction management services.
Brandywine will assist Shooshan in project development, marketing and leasing activities. APA IV contributed the development's initial equity and its land parcel. For its part, Brandywine is kicking in $36 million in cash. Construction financing has been secured and will be used, along with the initial equity and Brandywine's cash contribution, to build the project.
Shooshan retained Sage Capital Advisors to assist with the search to find a JV partner.
In June, Shooshan tapped Jones Lang LaSalle to market the building, with Herb Mansinne, Bob VeShancey and David Goldstein leading the leasing team.
Liberty Center is perhaps best known for being selected as the home for DARPA's headquarters. Other buildings include the 257-unit apartment building, The Place, which is currently under development, as well as another apartment building and a condominium. Also, an 183-key extended stay Residence Inn by Marriott opened on May 9th.
There are four office towers, including the shovel-ready 4040 Wilson Blvd., which will be 20 stories and the tallest office building in the Ballston submarket. JLL, in fact, is marketing 4040 Wilson Blvd. as having a 50-foot height advantage over other buildings in Rosslyn. There is also 50,000 square feet of retail and Mosaic Park.
Liberty Center also has serious green bona fides: A portion of the complex, Liberty Center South, is a pilot project for the USGBD's LEED for Neighborhood Development. It is also Arlington County's first ever LEED Gold Neighborhood Development. 4040 Wilson is also slated for LEED Gold certification.
