IRVINE, CA-GlobeSt.com learns exclusively that mechanical, electrical and plumbing engineering firm TK1SC has signed a 24,500-square-foot creative-office lease with the Irvine Co. at 15231 Laguna Canyon Rd. in the Discovery Business Center here in a relocation play. The tenant plans to occupy the new space beginning June 1, 2014.

Cushman & Wakefield's Rick Kaplan, Mark Smith and John Tran represented TK1SC in the transaction, while Jeff Shaw represented the Irvine Co. in-house. C&W reports that the tenant had been outgrowing its current space at another address here and needed to design a space that better compliments its branding and workflow.

 “TK1SC wanted the ability to design a creative-office environment where they could showcase their engineering expertise to potential clients,” says Tran. “After much thought and due diligence, it was decided that Discovery Business Center was the perfect location for them.”

Discovery Business Center is a 1.3-million-square-foot office campus located in the heart of the Irvine Spectrum. It features an array of amenities, including outdoor work spaces, BBQ stations, a collaboration lounge, fitness centers and easy access to shopping and dining at the Irvine Spectrum Center.

As GlobeSt.com reported earlier this week, the Irvine Co. has signed a lease with property-management company FirstService Residential for space just up the road from the building TK1SC will occupy. FirstService Residential will completely occupy the building at 15241 Laguna Canyon Rd. here. The building will serve as a headquarters for all of FirstService's companies located in Orange County, which includes 225 staff members out of a total of more than 850 employees statewide.
