MIAMI—AVE Aviation & Commerce Center, the master-planned business park on 178 acres at the western region of Opa-Locka Executive Airport, has signed a $20 million, 100,000-square-foot lease with Turbopower. The aircraft engine service provider has contracted for a build-to-suit facility to serve as its headquarters.

“We selected AVE because of its ideal location at the airport and the flexibility of local ownership to structure a transaction that worked for Turbopower," says Rana Das, principal of Turbopower. The company plans to consolidate and relocate its facilities to better serve its customers. The move to AVE will bring about 150 employees to the new site.

Under the terms of a 15-year lease agreement, Turbopower will take up build-to-suit space in AVE's Building “J,” which will be located at 5499 Northwest 145th Street in Miami when construction begins in the first quarter of 2014. Turbopower is currently headquartered in Miami Lakes.

“There were many synergies that led to Turbopower selecting AVE as its new headquarters, including the facility's location adjacent to Opa-Locka Executive Airport, its strategic position in the tri-county area, and its close proximity to distribution arteries,” says Ernesto Cambo, principal of Cpf Investment Group, developer of AVE. “We see continued growth in the Miami Lakes submarket, and look forward to Turbopower joining our tenant mix next year.”

Turbopower provides full support services to the worldwide fleet of Rolls-Royce T56/501 Series I, II, and III engines, as well as total support in overhaul, maintenance, engineering services, spare parts support, and in-house training of customer personnel for the complete family of Pratt & Whitney Canada PT6 engines, among other services. The U.S. Postal Service, Goodyear, Banyan Air Service, SunTrade Imports, Tire Depot Velocity, Kinetic Concepts and Cintas Corporation are also AVE tenants.

Carlos Velasquez with Vivo Real Estate Group represented the Turbopower. Ernesto Casal with Casal Group represented AVE.
