TYSONS, VA-American Real Estate Partners is tearing down and rebuilding 7901 Westpark Dr. in a $100 million project in which it is partnering with The Association For Manufacturing Technology. The association currently owns the building and the site and is contributing both to the 50-50 JV, American Real Estate Partners President Brian Katz tells GlobeSt.com. When the 200,000-square foot, 10-story trophy office delivers, AMT will occupy about 30,000 square feet with the remainder leased out to tenants, Katz explains. "This will not only be their home but it will also be an investment for them for the next fifty years."
Right now the JV is working on the construction drawings and seeking construction financing for the project. It is also looking for other tenants that might want to ink a pre-release. "The ideal scenario is to secure another anchor tenant besides AMT," Katz says. The tentative groundbreaking date is fourth quarter of 2014, and could depend on the market conditions and/or whether it has other tenants in hand, he says.
Designed by KGD Architecture, the new building will meet Gold LEED standards. It will be located at the intersection of Westpark Drive and Galleria Drive, one block from the Tysons Corner Silver Line station, serving as an anchor for the Arbor Row master planned district here.
