DALLAS-Quadrant Investment Properties LLC has scooped up another property—a North Dallas office building.

Preston Trail Atrium is a a two story brick atrium-style building located near the exclusive Preston Trail Country Club. The Dallas Business Journal says Quadrant's acquisition of the 122,000-square-foot asset is its third buy in the past year.

Media reports say the seller was Cawley Partners, which will continue to manage the property. According to Cawley's marketing, the building in 95% occupied. Terms were not disclosed.

Dallas-based Quadrant was founded by Chad Cook, a former acquisitions executive for Hillwood. He said he's planning extensive lobby upgrades at Preston Trail, as well as the addition of more amenities.

“The project has great potential to enhance the tenant experience,” Cook said in a statement. “We are planning an extensive lobby renovation as well as the addition of several amenities.”
