WASHINGTON, DC-600 13th St., NW, one of the city's trophy buildings, has scored a new tenant -- the National Association of Children's Hospitals and Related Institutions. The group is taking 22,630 square feet the East End trophy building in an 11-year lease that will begin May 2014.

Cassidy Turley's Phillip Thomas, Zeke Dodson, Kerri Mulligan Salih and Richard Tonner represented the owner, Union Investment Real Estate GmbH. NACHRI, which is leasing the entire 5th floor of the building, was represented by Manny Fitzgerald of CBRE.

The 12-story, 232,353-square-foot building features 22,000 square foot floorplates, 9' ceiling heights, 30'x30' column spacing and frontage on 13th, F and G Streets. In addition, the building is undergoing a renovation of the entrance, lobby, elevator cabs, restrooms and rooftop terrace, which will be completed January 2014. The owner is also building a 3,500 square foot, tenant-only fitness center on the concourse level of the building. The building achieved LEED Silver Certification in 2011 and is Energy Star labeled for its operating efficiency.

Thomas said the tenant roster is taking shape nicely due to the building's trophy status, location and the renovation. "As a result, we have been able to attract very high-quality tenants to 600 13th Street," he says in a prepared statement.
