MIAMI—Wrapping up the year with yet another exclusive leasing agent win is Blanca Commercial Real Estate. IRAS Group is putting the lease up of its new building in Blanca's hands.

Doral Park Centre is the only new office building currently under construction in Miami's Airport West submarket. Nearing completion, the class A office building will open to tenants in the first quarter of 2014. Blanca executive vice president Juan Ruiz will lead the marketing and leasing for Doral Park Centre.

The office building is located at the intersection of Doral Boulevard and Northwest 107 Avenue, near the entrance to Florida's Turnpike. Doral Park Centre will offer 60,000 square feet of office space and 20,000 square feet of ground floor retail space.

“Doral Park Centre offers the best of both worlds for office users: a class A work environment with retail and hotel amenities, along with a prized location in Doral,” says Ruiz. “The building enjoys easy access to Florida's Turnpike, the 836 Expressway and Miami International Airport, as well as popular residential neighborhoods and retail destinations like Dolphin Mall and International Mall.”

Doral Park Centre is a 200,000-square-foot mixed-use project that includes one office building, three hotels, and one retail building. About 35,000 square feet of office and retail space has already been leased to tenants including First Bank of Florida, San Ignacio College, PakMail, Flossme Dental Services, and Coloring Dreams Day Care. The mixed-use project is also home to several retailers, including EVO's, Amaize, Orange Theory Fitness, NY Bagel Café & Deli, Firehouse Subs, and Beauty Bar 107 salon.

According to Ruiz, Doral Park Centre is a viable leasing option for professional services firms, companies operating in the trade and import/export sector, and logistics firms seeking quality office space close to Doral's industrial product. Beyond the retailers on site, tenants will be within walking distance of the Springhill Suites by Marriot, the Best Western Inn & Suites, and Baymont Inn & Suites, and multiple banks and restaurants. A shopping plaza with a Winn Dixie supermarket and a CVS drugstore are located directly across the street.

Doral Park Centre is one of several projects IRAS has developed in the Doral area. Other projects include a 103-room Best Western Inn & Suites, a 92-room Baymont Inn & Suites, and the 55,000 square foot Doral Shoppes and Professional Center, home to a Miami Children's Hospital urgent care facility. Current projects underway include a 112-room Springhill Suites by Marriott at Doral Park Centre, a 103-room Four Points by Sheraton in Coral Gables, and a 95-room Boutique Hotel in Miami's West Brickell district, which will be completed in 2014.
