SACRAMENTO, CA-The Hodgdon Group, a full-service brokerage, development and construction company, has completed the conversion of the former Sam's Club building for the opening of an Ashley Furniture HomeStore.

Hodgdon Group's HMC Construction, Inc. handled all entitlements and served as the design-build contractor for the major renovation of the former 134,000-square-foot Sam's Club building, which includes the new 74,000-square-foot Ashley Furniture HomeStore and a 60,000-square-foot Burlington Coat Factory, which opened on October 11. HMC Construction also handled TIs for both Ashley Furniture and Burlington. Ashley Furniture is located in North Natomas at 3671 N. Freeway Boulevard in the City of Sacramento. The furniture store opened Dec. 13.

Hodgdon Group was responsible for hiring the architect and engineering firms and working with the various municipal agencies to obtain the necessary entitlements and permits.

"The schedule was tight and we worked weekends and nights to complete the project. The cold spell last week caused a few issues that required tenting the facade and running heaters all night to maintain the temperature," said Aaron Hodgdon, president. "There was a tremendous effort by our team and the sub contractors, and a lot of city cooperation to accommodate our very compressed development and construction schedule."

Hodgdon Group's senior project manager Dan Wallner and superintendent Greg Phelan managed the project. Phil Caires and Michael Goldsworthy of ATI Architects served as the architect.

Chris Campbell of CBRE worked with Hodgdon on the acquisition and leasing of the project. 

The Hodgdon Group has been working with Ashley for more than a decade on various real estate and construction projects. "We are actively looking for more locations throughout California, and especially in Northern California,” added Hodgdon.

Hodgdon recently completed construction of the conversion of the former Sports Authority building in Folsom, CA. Hodgdon Group's HMC Construction, Inc. handled all entitlements and served as the design-build contractor for the major renovation of the 32,000-square-foot freestanding building located in Broadstone Plaza at 2799 East Bidwell Street in the City of Folsom.
