MIAMI—There is no lack of data on the alternative workspace industry. Executive office suites behemoths like Regus, along with niche online publications like OfficingToday and Deskmag, have offered plenty of proof that alternative workspace is entering the mainstream.

Jon Bachrach, an analyst at Turnkey Office Space, a countrywide search and consulting service for companies seeing office space with a specialty in executive office suites, virtual offices and coworking, is now working to show more than mainstream adoption. Indeed, his the numbers yield what he calls a “dramatic increase” in the demand for executive office suites in 2014.

Executive office suites go by many names, includes serviced office space, shared offices, and business centers. Essentially it's turnkey office space. Executive office suites come with a package rate that includes furniture, utilities, a receptionist, and more.

“What really stands out is the retention rate among current tenants,” Bachrach says. “Companies that initially signed for a three- or six-month duration are recognizing the long-term benefits that executive suites provide. What was initially a temporary solution for many business is now becoming a more permanent one.”

The Americas have experienced a 13% growth in serviced offices this year. In 2014, around a quarter of U.S. businesses plan to increase their staff by 25%, and the JOBS Act of 2013 is making it easier for new businesses to grow. By Bachrach's figures, executive office suites can reduce infrastructure costs by up to 60% and remove leases from a company's balance sheet.

“It makes sense especially for businesses looking to get started quickly," says Bachrach. "With a traditional office, you have moving costs, cable and internet concerns, infrastructure build-outs; these office suites are ready-to-move-into on day one. In addition, the highly efficient design of these types of work spaces allows companies to rent less space at lower costs.”
