ATLANTA—Dau Global Investments LLC just snapped up Silhouette Midtown, an 115,838-square-foot office tower in Midtown Atlanta. Dau, an investor in the aerospace, real estate and other sectors, purchased the 10-story office building for $11.55 million. The sale price equals $99.71 per square foot.

Silhouette Midtown is 75% leased. Dau will take occupancy of up to 4,000 square feet of the office building later this month. The company plans to establish its North American headquarters in the building, located at 1447 Peachtree Street.

“This was an excellent opportunity for Dau Global to acquire a high-quality office property in the prime Midtown market,” says Bob Ward, senior vice president at Colliers International Atlanta. “This asset, which went to market in September, has undergone extensive renovations in recent years and has an excellent track record of attracting entrepreneurial and creative firms. It garnered a great deal of interest from private investors.”

The Colliers brokerage team that represented the buyer included Ward, senior vice president Russ Jobson and assistant vice president Drew Levine. Dau also commissioned Colliers as the building's exclusive leasing agent and property manager. Deming Fish, Jill Bomar, and Will Tyler will lead the leasing efforts.

Kennedy Hicks, Michael McDonald, and Matt Prince of Eastdil Secured represented the undisclosed seller. Tom Spillman, Nick Ivezaj, and Jon Gallant of Smith, Gambrell & Russell LLP provided legal representation for the buyer in the transaction. The building, which is well-known for its stylish exterior featuring a silhouette image, is located in the heart of the Midtown Atlanta arts district between the High Museum of Art and the Savannah College of Art and Design.
