ROCKVILLE, MD-JBG Cos. has begun demolition for its latest project in the Twinbrook submarket here--Galvan at Twinbrook, a mixed-use, transit-oriented development. The company is remaking a retail center and large surface parking lot located at 1800 Rockville Pike into a project that will include a Safeway grocery store and an affordable housing component.

The project is will be located on the west side of the Twinbrook Metro station, next to the Rockville Hilton. It will have 356 apartments, 15% of which will be dedicated as affordable. There will also be 100,000-square feet of street-level retail, including a 63,000 square-foot Safeway with two levels of underground parking.

The Safeway is being designed to look like a "historic" brick warehouse, while the residential portion will be designed with a more modern look.

Above-ground construction on Galvan will begin early this year. Delivery is expected in 2015.

JBG is also working on other mixed-use project in Twinbrook--The Terano, which is located on the east side of the Metro station. The three developments are part of JBG's 30-acre Twinbrook Station redevelopment that will consist of some 2 million-square-feet when complete. Twinbrook Station is a partnership with WMATA and has earned LEED Gold Certification for Neighborhood Development from the USGBC.
