RIDGEWOOD, NJ-The Lincoln Building at 45 North Broad St. here is on the market for sale.

The availability was announced by brokerage firm Marcus & Millichap Real Estate Investment Services, which reported it has the exclusive listing for the 24,000 square-foot office property.

The Lincoln Building is Ridgewood's tallest office building and is located across North Broad Street from the Ridgewood NJ Transit train station and in the center of Ridgewood's shopping district. The property's location is within blocks of three of the four current new developments being discussed in Ridgewood, according to David E. Thurston, vice president with Marcus & Millichap's New Jersey office and the broker on the exclusive listing.

The tenant roster currently includes local lawyers and entrepreneurs to Microsoft. The flexibility in the floor plans allows tenants to grow into adjacent space, which might be vacated, Thurston says. The property has had a near 100% vacancy for the past decade. There are many long-term tenants and the building will be welcoming a couple of new tenants in the next month, he adds.
