MIAMI—Tere Blanca is working her office space leasing magic at 8200 Doral. Just a year after winning the exclusive leasing gig at the office building, the occupancy has risen from 50% to 80%.

Quest Workspaces is the latest tenant to enter the Doral office building. The alternative workspace provider will take down 21,600 square feet of space. All told, the past year has seen new leases totaling 38,000 square feet of space at the 101,14- square-foot building.

Blanca Commercial Real Estate executive vice president Juan Ruiz executed the lease on behalf of the building's ownership. Lance Benson, executive managing director with Newmark Grubb Knight Frank represented Quest.

“With a growing residential population and one of the largest, most diverse business bases in South Florida, Doral is a natural location for co-working space,” says Ruiz. “8200 Doral's already built-out space made it a perfect fit for Quest Workspaces right from the start. Not to mention, the building already caters to tenants seeking proximity to Miami International Airport, the region's major expressways, and executive and workforce housing. Quest will offer a shared space option to companies looking for a collaborative environment offering those same advantages.”

The new location marks Quest's entry into Miami's thriving Airport West submarket. The serviced office space provider operates co-working spaces in South Florida and New York City. Cisco Systems, Data Corp., and Agunsa Miami are also among the building's tenants.

Located at 8200 NW 41st Street, 8200 Doral is a four-story office building in the heart of Doral, just minutes from Miami International Airport. The building offers unobstructed views of the world-class Greg Norman-designed White Course at the Trump National Doral Miami Resort. The building has been LEED Silver certified by the U.S. Green Building Council and has earned the EPA's ENERGY STAR rating.

The building's ownership has undertaken a number of capital improvement initiatives in the past year. Common areas have been repainted, new carpet and artworks were installed throughout, the property's landscaping was overhauled and HVAC components were upgraded. Additional improvements in store for 2014 include a resealed and restriped parking lot and new digital tenant directory.
