WASHINGTON, DC-Beacon Capital Partners has put its 12-story, 700 13th St. NW office building on the market for sale.

The Boston-based firm has hired Eastdil Secured to market the 258,692-square-foot building. Beacon Capital acquired the building more than two years ago for $120 million, according to the Washington Business Journal.

The building's occupancy rate has fallen from approximately 97% to about 88% since Beacon took ownership. Recently, international law firm Freshfields Bruckhaus Deringer US LLC signed a lease for approximately 37,500-square-feet in the building as part of a relocation from 700 Pennsylvania Ave. NW.
