OMAHA—Sabra Health Care REIT, Inc. has just acquired for $90 million cash six senior housing facilities in the Midwest that have a total of 673 beds or units. The six sit within a 100-mile radius of Omaha and provide a variety of living arrangements including 292 skilled nursing beds, 213 independent living units and 168 assisted living units.
The trust has also just signed a 10-year triple-net master lease agreement that has rent escalators and renewal options with the operator, Nye Senior Services, LLC.
It's just the latest move the Irvine, CA-based trust has made to expand in the middle part of the country. As reported in GlobeSt.com last October, it recently spent more than $230 million and earmarked another $66 million for an investment in three Texas medical facilities. Sabra now has 127 properties under triple-net lease agreements across the US in its investment portfolio.
"This acquisition marks our first entry into Nebraska and aligns us with a terrific operator who has had success in operating senior housing and skilled nursing facilities, a valuable skill set," says Rick Matros, CEO and chairman of Sabra. "The management team also has expansion plans on the docket for certain existing assets, which we anticipate financing."
