ATLANTA—Automakers are revving up growth opportunities in Georgia. Toyota and Hyundai Capital America are doing deals in Atlanta suburbs.

KBS Real Estate Investment Trust just inked a 33,224-square-foot lease renewal with Toyota Motor Sales at Great Oaks Center. Great Oaks is part of a 157,902-square-foot office park in Alpharetta, GA.

Jeff Keppen and Elliott Grand of CBRE represented KBS in the transaction. Gary Waddell and Laura Stephens of Cushman & Wakefield brokered the deal for Toyota Motor Sales, U.S.A. Lexus, a division of Toyota, will occupy the space.

Great Oaks Center is located one mile from either the Haynes Bridge Road or Old Milton Parkway exits off state Route 400 and 1.5 miles from North Point Mall in the North Fulton submarket of Atlanta. The property offers three single-story office buildings, of which KBS REIT I owns two, located next to the 160,539-square-foot Royal Ridge, another KBS REIT I owned office property.

“We believe Great Oaks Center is one of the highest quality single-story office buildings located in the center of the North Fulton submarket and is home to institutional companies including Toyota, Intercontinental Hotels and Chicago Bridge & Iron,” says KBS Capital Advisor senior vice president and asset manager Allen Aldridge. “We feel Atlanta as a whole continues to be an attractive market because of its long-term population and job growth, plus its comparatively lower cost of living.”

The long-term renewal keeps the luxury automaker's Southeast area operations at 11540 Great Oaks Way in Atlanta's North Fulton submarket. The building serves as the company's Southern Area Office, housing administrative offices and a technical training facility. Lexus has occupied space at Great Oaks Center office park since May 1999.

“The building provides Lexus an excellent location near Georgia 400 and unique space to accommodate both administrative and dealer-training functions,” says Waddell. Great Oaks was constructed in 1999.

Hyundai Capital, a finance division of automaker Hyundai Motor Group, inked a 50,000-square-foot lease expansion in Atlanta's Cumberland/Galleria office submarket. Hyundai currently occupies 50,000 square feet on the second floor of 4100 Wildwood Parkway. The company is now taking down the first floor of the building.

The company will expand into the additional space in the second quarter of 2014. The location is strategic for Hyundai, offering quick access to Interstates 75 and 285, as well as proximity to numerous restaurants and hotels, and shopping and dining at nearby Cumberland Mall.
