MIAMI—In a repeat performance, One Park Square at Doral has once again won the Building and Managers Association's (BOMA) “Office Property of the Year” award. And Flavia Eternod took home the “Property Manager of the Year” award for her work in the building.

Specifically, the 281,623-square-foot office building was named “Office Building of the Year” among properties measuring between 250,000 and 500,000 square feet. The award gives One Park Square bragging rights as one of the best-managed properties in Miami-Dade County.

BOMA's TOBY Awards are among the most prestigious awards in the commercial real estate industry. The award criteria evaluates all aspects of a building, from operations and management, to community involvement and sustainability.

“One Park Square is a trophy asset within our portfolio, thanks in large part to the work that Flavia and her team are doing on the ground in Doral,” says Pamela Adamian, vice president of asset management for New Boston, the building's owner. “As the building's occupancy rises and our tenant mix becomes increasingly diverse, we'll continue to look for ways to maximize service while streamlining costs. One Park Square is a case study in the areas of efficient management, strong tenant relations and leasing success.”

As for Flavia's performance, the property manager and her team has managed to reduce costs with ideas that are cutting energy expenses—despite a rise in occupancy over the past year. Her strategic moves have included installing an automated lighting in the building's garage; timers on each floor which turn-off corridor lights after hours; and the implementation of other sustainable practices throughout the property.
