WOODBRIDGE, VA—Floor & Décor has signed a 76,384-square-foot lease at Square 95 here after a sixteen-month search to fill the space. Alliance Partners HSP, LLC tapped Next Realty to market the space in November 2012 after General Dynamics vacated the 185,000-square foot building that same year. General Dynamics had been using the facility as part of its manufacturing operations but Alliance opted to reposition it, given its proximity to Potomac Mills Malls, as a free-standing retail

Next Realty Mid-Atlantic's George Galloway, Ray Schupp and Andrew Rose represented Alliance in the lease with Floor & Décor.

Square 95 is located at 14041 Worth Ave. Other nearby retailers, including the plethora of outlets in Potomac Mills, are Walmart, IKEA, Sam's Club, Dick's Sporting Goods, LA Fitness, Bloomingdale's, TJ Maxx, AMC Theaters, Nordstrom Rack, Last Call by Neiman Marcus and Saks Fifth Avenue Off 5th.

"Floor & Décor is new to the Washington region," Galloway notes in a prepared statement.

He also says that as the market rebounds demand is outstripping supply for large format spaces. "Developers are working to fill the order, but in certain high-performing markets like Potomac Mills, we could use more anchor retail space." As demand increases, "we will continue to see retailers like Floor & Décor needing more large format space in certain markets in the D.C.-Baltimore area," he says.
