MEDLEY, FL—The 185,000-square-foot mixed-use Megacenter Palmetto under construction here is scheduled to open its doors this spring.

The project, which is already 70% leased, is being built by Chilean developer Red Megacentro, through its subsidiary Megacenter Business Parks. The development, which includes warehouse and flex spaces starting at 4,000 square feet, is the first commercial project undertaken in the U.S. by the firm.

Megacenter Palmetto is located at the southeast corner of the intersection of Palmetto Expressway and Okeechobee Road. The development has quick access to Palmetto Expressway and is near the Miami International Airport, Dolphin Expressway, Gratigny Parkway and Florida's Turnpike.

Improvements to the property are expected to be completed during the month of April with occupancy of prospective tenants to occur upon completion, company officials say.

Red Megacentro has more than 7.5 million square feet of developed space in operation throughout Chile. The company says it is considering opening three to four locations per year in the United States over the next five years in the main logistic cities across the country.

Carlos Diaz and Associates Architects is the architect of the project, while BEC Construction Corp. is the general contractor, Colliers International of South Florida is the broker and Mercantil Commercebank is involved in the project's financing.
