NEW YORK CITY—RXR Realty is reportedly in contract to acquire the 33-story 61 Broadway office building here for approximately $300 million. The deal, if finalized, would mark the firm's entrance into the Lower Manhattan office market.

Broad Street Development is the current owner of the 98-year old, 700,000-square-foot office building located on the corner of Exchange Place. The firm recently sold its 55 Broadway office building, which totals approximately 330,000 square feet, for $157 million to the Harbor Group, according to Crain's New York Business.

The newspaper reports that sources familiar with the property say that a significant amount of leases at 61 Broadway are coming due in the near term.

Jones Lang LaSalle's Richard Baxter, Jon Caplan, Ron Cohen and Scott Latham are handling the sale of 61 Broadway for Broad Street Development. The JLL team also brokered the sale of 55 Broadway for Broad Street. See story in Crain's New York Business.
