NEW YORK CITY—Sunrise Cooperative, a group of 52 automobile businesses that has been forced to relocate from the Willets Point section of Queens due to a planned $3-billion redevelopment project there, has leased an 80,000-square-foot industrial building in the Bronx.

NAI Friedland reports that it has brokered the lease at 1080 Leggett Ave. in the Bronx to Sunrise Cooperative, which will relocate to the 144,000-square-foot building set on 4.9 acres. NAI Friedland's Ross Schneiderman, Atanu Bhattacharjee and Steve Kornspun brokered the transaction.

The announcement by NAI Friedland did not give a time frame on Sunrise Cooperative's move from the neighborhood that surrounds Citi Field.

The structure is comprised of 85% warehouse space and 15% office space and includes multiple drive-in doors and loading docks, is fully-sprinkled, and features 20-foot ceilings and a metal deck roof. The property has large, secure and easy parking for all of their customers and quick access to I-278, I-95, and the Major Deegan Expressway, according to NAI Friedland officials.

The region has also been named a Federal Empowerment Zone, thus granting tenants a broad array of financial incentives. Previously, the building was occupied by Manhattan Beer Distributors.

“This deal is a major coup for Sunrise Cooperative and the Hunts Point neighborhood,” says Ayall Schanzer, CEO of NAI Friedland. “The relocation allows Sunrise Cooperative's businesses to put down roots in a fantastic region and operate in a modern facility to serve their customers both locally and out of state. In addition, more local jobs will be naturally created by this relocation.”
