WESTLAKE VILLAGE, CA—The Shoppes at Westlake Village has added more than 10 new tenants to its mix. The new group has leased a combined 75,000 square feet of space at the 240,000-square-foot shopping center. In-N-Out Burger, Olio e Limone and Tilly's clothing store are among the newly signed tenants.

Lee & Associates LA North/Ventura office's Stephanie Skrbin and Mike Tingushandled the leasing transactions on behalf of the center. They were seeking unique and eclectic brands and names to sign on.“Because we want Shoppes at Westlake Village to be a true neighborhood amenity we are looking for a pretty solid balance of restaurants, retail and services,” Skrbin tells GlobeSt.com. In addition to those named above, several other eateries signed onto lease space. Hook Burger, from the founder of the Habit, Greens Up!, Gallery Seafood and Chop House, Bowl of Heaven, Los Agaves and Jeannines are among the new tenant group. On the retail side, Skrbin and Tingus were able to secure leases with salon All Tressed Up, Kirk Jewelers, men's boutique Carriere and a nail and beauty supply store. These leases bring the shopping center to 80% occupancy with 10,000 to 15,000 square feet of space still available for lease.

“The area and the center offer a unique combination of dynamics hard to find in other markets,” Skrbin says. “The trade area includes about 163,000 residents with a household income of $130,000, and along with that, Westlake Village is a corporate headquarters hub with Guitar Center Inc. and Dole Food Co. among others providing a daytime population of another 114,000 people whose spending potential is over $300 million a year.  When you put that together with a center that is designed so that people can come and hang out, it's a real competitive advantage for retailers.”

A 138,500-square-foot Target and a 13,000-square-foot Total Woman Gym and Spa also occupy space at the center. Target purchased 10.3 acres of land from the developer and owner of the center to build its shopping center, which opened at the end of last year. The store is said to generate $1 million of tax revenue annually and create 200 new jobs. Total Woman Gym moved from a smaller 11,000-square-foot location to the Shoppes at Westlake Village in March after signing a lease in January of this year.
