IRVINE, CA—GlobeSt.com has learnedexclusively that global medical-device manufacturerMasimo Corp. haspurchased a 213,430-square-foot officebuilding at 52Discovery here fromNikken Inc. for $56million. The sale is being hailed as the largest owner-usertransaction in Orange County in recent memory.

Kurt Bruggeman, SVP, and JayMast, VP, with Lee & AssociatesIrvine, represented the seller, which has owned thebuilding since constructing it in 1998. OliverTernate and Mark Zuvich of ZuvichCorporate Advisors represented Masimo. The transaction wasthe result of an off-market listing and was all cash.

52 Discovery, one of Orange County's high-profile officebuildings, was used as a filming location for several feature filmsincluding “Dodgeball,” “Ironman” and “Elizabeth Town” as well asmany TV commercials, according to Lee & Associates. Masimoplans to remodel and occupy the property as itscorporate headquarters.
