WASHINGTON, DC—It is understandable why First Potomac appreciates the value of a solid renovation; the REIT has inked four new tenants at 440 First St., NW, following a rehab of this Capitol Hill office.

The leases total 19,354 square feet.They include:

  • Beer Institute, which signed an 11-year lease totaling 4,697 square feet. Michael Boland with Boland Real Estate Services represented the Beer Institute.
  • Banner Public Affairs, which signed a 5-year, 10 month lease for 4,808 square feet. Mark Klug at CBRE represented Banner Public Affairs.
  • Access Group, which signed an 11-year, 7,453 square foot lease. Access Group was represented by Thomas Hilley and Stephen Cloud from Transwestern.
  • Michael Torrey Associates, which signed a 6-year lease for 2,396 square feet. Jim Layton with Summit Commercial Real Estate represented the tenant.

First Potomac acquired the 140,000-square foot property in 2011 for $15.3 million. The full-building renovation delivered in October 2013.

In December of 2013, the building was awarded LEED CS Platinum certification from the USGBC—the ninth in the District. The building was also the first in Washington, D.C. to use a Dedicated Outdoor Air System (DOAS), First Potomac reported at the time.

"A LEED Platinum certification for 440 First Street, NW is another tool in attracting tenants as they continue to seek newer buildings that are energy-efficient and well-located in strong submarkets with access to amenities and transportation," CEO Douglas Donatelli said.
