MIAMI—The Empire World Towers Site, a 2-acre development site at 300-300 Biscayne Boulevard, just hit the market. The site is approved for a 93-story residential tower with more than 1,500 units.

The “Empire” moniker is fitting. At 93 stories, the tower would be the tallest structure south of Manhattan on the East Coast of the United States. The Empire site is also one of the latest remaining prime development plots in Miami's urban core.

HFF is marketing the property on behalf of the seller, a trust established for the benefit of CDR Creances S.A.S. HFF managing director Jaret Turkell, senior managing director Hermen Rodriguez, executive managing director Manuel de Zarraga, and senior real estate analyst Scott Wadler are leading the marketing charge.

“Once built, the site will feature sweeping direct views of Downtown Miami and Brickell, Key Biscayne, Fisher Island, Miami Beach and the Atlantic Ocean,” Turkell tells GlobeSt.com. “The views are preserved to the east by the low rise Bayside Marketplace and to the north by land owned by Miami-Dade College. The project's height will allow the higher floors unparalleled 360 degree views of the entire city.”

The Empire site is located across from Bayfront Park and offers permanently-preserved bay and ocean views. The location is walking distance from American Airlines Arena, Miami Dade College, Bayside Marketplace, and the to-be-built 765,000-square-foot Miami World Center Mall.

“300 Biscayne is one of downtown Miami's last remaining development sites with unobstructed water views,” says Turkell. “Its location within the city's highest density zoning district positions the site to ultimately reshape the Miami skyline.” And Wadler tells GlobeSt.com, “A surge in demand for real estate, driven by high net worth individuals and millennial buyers has driven land pricing in Miami to a new echelon.”
