ROSSLYN—Monday Properties won approval from Arlington County Board to tear down 1401 Wilson Blvd. and 1400 Key Blvd., in Rosslyn replacing them with a two-building project consisting of an 24-story office tower and 28-story residential tower that will have 274 apartment and a 44,409-square foot grocery store.
A little bit of history will also be lost in the redevelopment: the parking garage in which Washington Post reporter Bob Woodward met his source "Deep Throat", during the Watergate scandal is also slated for tear down. Monday Properties will build a commemorative monument to mark the event.
There will also be a plaza with landscaped garden open to the public at the project. To help secure approval Monday Properties is providing $7.8 million to Arlington County's affordable housing fund as well as $5.7 million for transportation improvements and $3.1 million for park improvements in Rosslyn. Monday is also building the office component to gain LEED LEED Platinum certification. The residential building will be designed for LEED Silver certification.
Monday Properties sees the project as a catalyst to turning Rosslyn—a nine to five submarket if there ever was one—into a more desirable live-work-play community. The project "could generate the critical mass that will attract businesses and the talented people who want to live within walking distance from their jobs," says president Tim Helmig in a prepared statement.
