WEST VALLEY CITY, UT—The Salt Lake City office ofCBRE says that 201 Commerce Center,Building 6 has broken ground in West Valley City. The newindustrial listing is being overseen by TomDischmann and Matt McAfee of CBRE.

A joint-venture development between ClarionPartners and DLM Development, Building 6is a 307,935-square-foot, class-A, cross-dock,industrial building. It is the first building to break ground inthe 1.2-million-square-foot, planned industrialdevelopment. Construction commenced the beginning of June 2014 andis expected to be completed January 2015.

“New big box industrial space has been in high demand for sometime now,” said Dischmann. “Many new developments have commencedwithin Salt Lake County over the past couple of years, and therehas been strong pre-leasing activity witnessed within thosedevelopments. The Salt Lake industrial market is experiencing lowvacancy rates at 4.7%, and there is high demandfor new industrial product—these are good indicators for developersto commence construction. Building 6 is a speculative developmentthat offers a clear height of 32 feet and a cross-dockconfiguration, important features to today's industrial tenantbase.”
