EL SEGUNDO, CA—Bixby Land Co. has completed the $25-million renovation of a creative office building in the El Segundo, CA, market. The five-story, 114,176-square-foot property will target the influx of creative and technology companies moving into the South Bay.

Named 2101 after its address, 2101 El Segundo Blvd., the property officially opened with 30% occupancy with an additional 20% of space under commitment pending final signature. Those negotiations include a ground floor tenant that will run a lobby bar. Current tenants include Exponential Interactive, Cove Street Capital and AMA Consulting Engineers. CBRE's Bill Bloodgood and Madison Partners' Tony Rangers are leading the leasing efforts on behalf of Bixby.  

Shubin + Donaldson Architectsdesigned the renovation. Bixby wanted the design to feel comfortable and homey. Workspaces are open with polished concrete floors and exposed ceilings. Each of the units have indoor and outdoor space. The property is dog friendly, allowing employees to bring their pups in to the office, and beach cruisers are available on loan for tenants to use. “The lobby lounge exudes a presence that tenants identify with as soon as they enter the building,” Bill Halford, president and CEO of Bixby Land Co., tells GlobeSt.com. “We've completely opened the building interior to the outside space, creating a living area unlike anything in the market.”

Developers are flocking to the El Segundo market to supply the growing demand from migrating creative tenants. Last week, GlobeSt.com reported that NSB Associates also completed a $20 million renovation of a creative office property in the El Segundo market. The 200,000-square-foot building targets creative tenants with glass-paneled walls, ample natural light and 17-foot ceiling heights.
