WINTER SPRINGS, FL—A growing healthcare concern in the area has decided to acquire the Tuskawilla Professional Offices here for its corporate headquarters.

The deal announced by brokerage firm Avison Young involves the purchase of the 20,000-square-foot three-story Class B office building at 1030 Spring Villas Point. DPN USA, LLC purchased the property for $1.375 million from seller AHM INV LLC.

David Duckworth, vice president of investment sales with Avison Young, represented the seller in its disposition of the office asset. Duckworth notes that Tuskawilla Professional Offices is located in the relatively small office market of Casselberry, a submarket of Winter Springs where the occupancy rate of class B office buildings is approximately 85%.

“This transaction was attractive to the buyer because of the chance to purchase a quality facility below replacement cost to house its corporate headquarters and accommodate future growth,” Duckworth says.
