SAN DIEGO, CA—AMN Healthcare Services, Inc., one of San Diego's most prominent companies, renewed its lease for 175,000 square feet of office space at 12400 High Bluff Drive in Del Mar Heights. AMN's corporate headquarters has been located here since 2003, when Kilroy Realty Corporation constructed the 210,000-square-foot, class A office property as a build-to-suit for the company. AMN signed a long-term renewal valued at approximately $120 million, the largest lease transaction in San Diego County this year in terms of total dollar consideration.
Douglas Lozier, SVP of Savills Studley's San Diego office, represented the tenant in the early lease restructure and renewal. Lozier, who leads the office's Life Science, Healthcare and Technology Real Estate Advisory Practice, has represented AMN on numerous transactions across the United States.
“In orchestrating the transaction well in advance of our client's 2018 lease expiration, we were able to reduce AMN's occupancy costs by $10 million while ensuring the company's tenancy in a desirable and well-located building,” said Lozier. “We are appreciative of the opportunity to represent such an important San Diego tenant and create a real estate solution that meets the long-term needs of the company, its employees and its clients.” Currently, 800 AMN employees are housed at the headquarters location with room to expand to 1,000 employees.
12400 High Bluff Drive is a six-story, landmark office building that offers exceptional I-5 freeway accessibility and visibility, and boasts an on-site café, fitness center, conference facilities and auditorium.
Savills Studley San Diego also recently represented the law firm of Sheppard Mullin in its early lease restructure for 55,000 square feet of class A office space at 12275 EL Camino Real, resulting in a similar, significant occupancy cost reduction for the client.
