ATLANTA—Simon is putting a mixed-use spin on Phipps Plaza. The retail real estate behemoth is adding luxury multifamily units to its development in Atlanta's Buckhead district.
Dubbed Domain at Phipps Plaza, Simon is partnering with Columbus Realty Partners to build the project. When completed, the mixed-use development will offer 319 mid-rise, urban-style luxury units with studio, one- and two-bedroom apartments.
Dewayne Herbert, Phipps Plaza's mall manager, explains the strategy behind adding luxury multifamily to the high-end retail project. "The addition of these high-quality residences at Phipps Plaza,” he says, “expands our ability to deliver a lifestyle embellished with luxury and quality, and creates an exciting new place for Atlantans to call home."
Simon is definitely pushing the luxury envelope with granite countertops in kitchens and bathrooms, wood-style flooring, and stainless steal appliances. On the amenities front, the retail giant is promising a yoga court, outdoor pool, health club with fitness on demand, dog park with dog wash stations, and rooftop terrace with a resident lounge.
Construction is expected to begin in September 2014 and residents should be able to move in by fall 2015. JHP Architecture/Urban Design is the project's architect.
Meanwhile, Simon is making other mall enhancements at Phipps Plaza, including an interior makeover that will offer a new look and feel to meet changing customer needs. Plans call for upgraded energy-efficient LED lighting, new interior colors with warm wood accents and updated railings, lounging areas with Wi-Fi connectivity and device chargers, upgraded restrooms, a hotel-like concierge customer service center.
