PHOENIX—Cassidy Turley announces that aCalgary-based investment group, McKemy Holdings,has sold an 81,200-square-foot industrial property at 9235 S.McKemy St. in Tempe for $7.5 million. The buyer wasScottsdale-based private investment company, DevelopmentServices of America. Senior managing directors BobBuckley, Tracy Cartledge andSteve Lindley with Cassidy Turley's capitalmarkets group, brokered the transaction on behalf of seller andbuyer.Built in 1999, the single tenant industrial building is fullyoccupied by MTD Southwest, Inc. an international design,manufacturing and sales company of outdoor power lawn and gardenequipment.

-TUCSONColliersInternational in Greater Phoenix completed the sale ofVillas at Roger Road, a 232-unit Class B apartment building inTucson, for $5.68 million, or $24,504 per unit.EquilibriumVillas, LLC, of Washington, D.C., purchased the complex,located at 3985 N. Stone Ave., from Blue Valley Apartments,Inc. of West Palm Beach. Bill Hahn,Jeffrey Sherman and TrevorKoskovich, senior vice presidents of Colliers HSKMultifamily, served as the brokers for the buyer and the seller.The unit mix includes 88 one-bedroom and 144two-bedroom/one-bathroom apartments, ranging from 500 square feetto 750 square feet. The building was constructed in 1984.

-PHOENIX—Colliers International in Greater Phoenix announces the$2.9 million sale of a 21,008-square-foot office/warehouse/flexbuilding at 7327 E. Tierra Buena Lane in Scottsdale. The propertywas built in 1996. Henry Mohrschladt of NewportBeach purchased the property from TR & RT Properties,Inc. of Scottsdale. Jim Keeley, foundingpartner of Colliers International's Scottsdale office and a seniorexecutive vice president, represented the seller. DarrenTappen of Voit Commercial Servicesrepresented the buyer.

-PHOENIX—Colliers International in Greater Phoenix recentlycompleted the $1.45 million sale of a 10,710-square-footoffice/warehouse/flex building at 16460 N.91st Street in Scottsdale. JuggernautHoldings, LLC of Scottsdale has acquired the IDS Building,built in 2004, from LME Asset Development ofScottsdale. Jim Keeley, founding partner ofColliers International's Scottsdale office and a senior executivevice president, and Mike Kane, a senior vicepresident in Colliers International's Scottsdale office,represented the seller. Jim Lieberthal withCutler Commercial represented the buyer in thetransaction.

-FOUNTAIN HILLS—After receiving close to a dozen offers duringthe 30-day marketing period, ORION Investment RealEstate announces the closing of Plaza Fountainside locatedat 12645 North Saguaro Boulevard in Fountain Hills for $4,100,000($178/SF) to LIPA, LLC and KUNA,LLC, family partnerships with principals in California andArizona. The Seller was Pinciero, LLC out ofCalgary. The property was 100% occupied at time of closing.

-PHOENIX—Goodwill Industries will be opening a new retailstoreat the southwest corner of Arizona Avenue and Riggs Road inCandler. Andy Kroot of VelocityRetail Group negotiated the ten-year lease of 27,600square feet on behalf of the tenant. The landlord, Greenway32, LLC, was represented by Bob Rusing ofArizona Partners Retail.

-PHOENIX—Velocity Retail Group represented Tokyo Joe's in aten-year lease of 2,500 square feet north of the northeast cornerof Baseline Road and Val Vista Drive in Gilbert, AZ. The landlordwas represented by Trent Rustan ofCommercial Properties. A second Tokyo Joe'swas also signed at Chandler Pavilions at the southeast corner ofRay Road and Interstate 10 in Chandler.
