IRVINE, CA—Jones Lang LaSalle, has representedJ & R Main Street, LLC in the acquisition of a143,695-square foot office building and adjoiningone-story data center at 2525 MainSt. in Irvine. The deal off-market, and J & R MainStreet paid $36 million for the building orapproximately $250/RSF.

JLL Orange County's Joe Bevan, represented thebuyer in the transaction. The seller, Main Street OfficePartners, LLC, was represented by DavidDowd of Cushman & Wakefield. Bevan along with JLL Orange County's Wade Clarkand Bryce Mordoff have been retained to handleleasing at the building. JLL's Property Management team hasbeen selected to manage the building. The building hasimmediate availability for users up to 25,000 square feet withbuilding top signage and up to 6:1,000 parking available.

"2525 Main Street is appealing for occupiers for severalreasons, not the least of which is the work-live opportunities inthe immediate, central Irvine Business Complex location withseveral new multi-family residential developments and unlimitedamenities within walking distance," said Bevan.
