CHULA VISTA, CA—Westcore Properties has reached an agreement to sell its 128,300-square-foot Southrail Business Park industrial complex $11.2. The buyer is Focus Real Estate, LP.

Southrail consists of eight single and multi-tenant industrial and warehouse buildings located in Chula Vista at 645, 648, 656, 664, 675, 680, 688, 693 and 696 Marsat Court and 1548, 1564, 1580 and 1596 Jayken Way. The project is now 98% leased.  Notable tenants include Old Gringo, Servpro of South Chula Vista, and Toleeto Fasteners. The project was originally constructed in 1987 and was acquired by Westcore Properties in 2002. The properties are located 10 minutes from the US border with Mexico and 10 minutes from the Port, National City Marine Terminal.

“Westcore will continue to strategically sell assets as those assets value achievement goals are met,” said Marc Brutten, chairman and founder of Westcore Properties. “The company will continue to seek out high quality industrial and office buildings in the southern California market.”

Darla Longo, Barbara Emmons and Rebecca Perlmutter Finkel of CBRE represented Westcore Properties and Focus Real Estate in the transaction.
