WASHINGTON, DC—Multi-Employer Property Trust and its real estate advisor, Bentall Kennedy, have tapped CBRE as the exclusive leasing agent for Patriots Plaza I, II and III, a 981,116-square-foot office complex in Southwest DC. The three building campus is located at 395, 375, and 355 E St. SW. Bill Hill, along with Tim Lenahan, Seth Benhard and Mark Klug, will handle the leasing on behalf of MEPT.
It is assumed by many that the complex is fully leased. Multiple government agencies occupy more than 85% of the space. CBRE hopes to tap the private sector to fill the rest.
"Patriots Plaza has been a great fit for many federal-government tenants, and its amenities, location, and sustainable features will continue to appeal to the government as well as a variety of private sector tenants," Hill says in a prepared statement. ”We're excited to re-introduce this property to a wide range of companies and agencies in the Washington, DC market…"
Such a strategy makes sense especially now as the federal government is carefully considering each lease it takes and the local private sector is showing signs of growth.
Built by MEPT between 2005 and 2009, the buildings offer strong security features and sustainable design. Phases I & III have been awarded an Energy Star label for operating efficiency. In addition Phase I is LEED Silver for EB:O&M, and Phases II & III are certified LEED Gold.
