FRANKLIN, MA—Tech firm EMC Corp. has signed a major industrial lease renewal here. The Hopkinton, MA-headquartered company inked a renewal for the entire 192,000-square-foot building at 109 Constitution Blvd.

The deal was announced by brokerage firm Transwestern | RBJ. EMC was represented in the transaction by Jack Burns and David Ross of Cresa Boston. Transwestern | RBJ Partners John Lashar and Paul Leone, along with Leasing Associate Danielle DeMarco, represented the building ownership, TIAA-CREF, which also owns the adjacent 111 Constitution Blvd. property.

“The warehouse market has fared very well the past few years and most of the activity has been driven by newer, high-bay buildings such as 109 and 111 Constitution Blvd.,” says Lashar. “The central location of Franklin Industrial Park is also a major factor in the buildings' success in the market. We are pleased to retain an excellent tenant like EMC.”

The towns of Franklin and Mansfield have 6.2 million square feet of warehouse space and boasted a vacancy rate of just 5.6% at the end of second-quarter 2014, according to statistics provided by Transwestern | RBJ. The Route I-495 South submarket consists of 17.3 million square feet of warehouse space, 13.7% of which was vacant at that time.

Built in 2000, 109 and 111 Constitution Blvd. total 192,000 square feet each and are both fully occupied. The high-bay warehouse buildings feature state-of-the-art design and construction and offer 30-foot clear heights, ESFR sprinkler systems and excellent loading capabilities. The buildings were named by the EPA as 2011 ENERGY STAR Sustained Excellence award winners.
