CARLSBAD, CA—Cassidy Turley has inked three significant lease renewals in Regent Properties' Studio 2200, a 229,694 square foot class A office building located in the heart of Carlsbad at 2200 Faraday Avenue.

The transactions, which include leases ranging from eight to 10 years, have a total value of $28 million and represent 130,000 square feet, or more than half of the building. The tenants are Netgear, Rockstar Games and Catalina Restaurant Group.

“Studio 2200 is Carlsbad's premier, high image corporate headquarters location,” said Aric Starck, managing director with Cassidy Turley and the building's leasing agent. “Regent Properties acquired the project in 2013 for $40.4 million and has completed extensive renovations that make it a dynamic setting for designers, creative firms, software companies and corporate users.”

In the largest of the three leases, Netgear, a global networking company that delivers innovative IT products to consumers, businesses and service providers, signed a 10-year, $10.9 million lease renewal for 52,789 square feet through November 2023. Starck represented Regent Properties. Netgear was represented by Mike Coursen of Cornish & Carey Commercial Newmark Knight Frank.

Rockstar Games, a tenant in Studio 2200 since 2005, expanded its space to 52,726 square feet and signed a $12.6 million lease renewal for an additional eight years, through April 2022. The company creates and produces the world renowned Grand Theft Auto series and Max Payne for video game consoles. With Starck representing Regent Properties, Rockstar Games was represented by Scot Ginsburg of Hughes Marino.

Catalina Restaurant Group, the parent company of Coco's and Carrows restaurants, signed a $4.7 million renewal for its 21,782 square foot space for an additional nine years, through July 2023. The space, which serves as its corporate headquarters, also houses a test kitchen for new culinary delights. Regent Properties was represented by Mr. Starck, while Catalina Restaurant Group was represented by Scot Ginsburg and Travis Carter of Hughes Marino.
