MIAMI—It's one of South Florida's best known multitenant officebuildings.First Crocker Partners bought it. Thenit sold it. Now, it's buying it again.

It's the 277,390-square-foot One Boca Place. Crocker justre-acquired the office building for $76.35 million in a jointventure with Wheelock Street Capital ofBoston.

Located on Glades Road between Interstate 95 and the FloridaTurnpike near Town Center Mall, the office building is 81% percentleased. Tenants include Proskauer Rose, Regus, and RaymondJames.

The deal brings Crocker's Florida holdings to more than 5.2million square feet. The company owns and operates trophy assetsaround the state, including Miami Center, West Palm Beach'sEsperanté, and Two Harbor Place in Tampa. Crocker developed severalof Boca Raton's most prominent class A office and mixed-usedevelopments, including Mizner Park and Boca Center.

Crocker Partners is among South Florida's largest officelandlords with a total 2.4 million square feet in this marketoverall. All told, Crocker Partners' portfolio now encompasses morethan 8.4 million square feet of office space in the Southeast USand Texas, representing more than $1.4 billion in transactions.
