ASHBURN, VA—Capitalizing on the growth in LoudounCounty--including the insatiable demand for data center facilityspace--Merritt Properties is building its fifthbuilding here, on a speculative basis. Construction has begun on20700 Loudoun County Pkwy, a 72,900-square-footflex industrial building located across from One Loudoun.

The building will feature 20-foot clear ceiling heights withtypical bay sizes of 2,700 and 3,300 square feet. It will besuitable for a wide variety of uses ranging from distribution torecreational, to medical care and educational. Merritt expects theproject to deliver by January 2015.

The recent surge of data center demand and a lack of Class Aflex product in Loudoun County were behind the decision to moveforward with the project, Merritt said.
