JERSEY CITY, NJ— PHMII Associates has named Boston-based TocciBuilding Companies builderand construction manager of The Residences at 3Journal Square, a 17-story(13 above ground, 4 below) mixed-use development located in JerseyCity, New Jersey. The $55 million project will include ground levelretail and amenity space along with 240 upscale apartmenthomes.

As construction manager, Tocci will lead aproject team comprised of top industry firms includingMarchetto Higgins Stieve Architects, engineersChristie Engineering P.C., DresdnerRobin, Barone Engineering Associates,LLC, and interior design firm The Childs DreyfusGroup. The 219,446 square-foot building will be built atopan existing four-story parking garage on a tight 2.47-acre urbansite.

To address the complex logistical aspects on this high-profileproject, Tocci used a detailed Building Information Model (BIM) tocreate a seven-phase plan to coordinate project systems, streamlinethe construction process, and communicate mitigation plans.

BIM will be used to manage off-site prefabrication to reducetime and on-site labor requirements. The building will beconstrucrted of light-gauge metal wall framing and compositejoist/concrete floor framing along with new structural supportsaround the existing parking garage. Finished building highlightswill include a green roof, eco-friendly charging stations forelectric cars, upscale common areas, abundant amenities andattractive landscaping.

“This project presented logistical challenges due to its tightsite, urban location, and position above an existing parkingstructure,” says Bud LaRosa, chief businessperformance officer at Tocci. “Our phased approachusing BIM allows us to plan for issues that may arise from complexurban building scenarios. In addition we will use laser scanning tovalidate existing building geometry and control new buildingassembly during construction. The Residences at 3 Journal Square project isset to begin in November of 2014 with a completion date planned forthe Fall of 2016.
