LOS ANGELES—Direct Lending Investments, aninstitutional investor, has partnered withcrowdfunding platform RealtyMogul to invest $73 million to fund residentialrehab loans through the platform. This is Realty Mogul'sfirst partnership with an institutional investor.

This investment will help Realty Mogul to expand its currentplatform to include residential rehab loans, a new venture for thecrowdfunding platform, which recently carved out a name for itselfas the nation's leading crowdfunding real estate investmentplatform after raising the $30 million in capital for various realestate acquisitions throughout the country. The residential rehabloans will provide an alternative capital source for rehabinvestors.

This partnership also marks Direct Lending's foray into fundingresidential rehab loans. The investor is known for fundingpeer-to-peer small business loans, and has invested $100 millionworth of online small business loans in total. Direct Lending hopesthat these high-yield, short-term investments will lead to strongreturns for their fund's investors.
