TAMPA, FL—Tampa's office market continues to heat up and the SunTrust Financial Centre is among the big winners. The class A office building just inked two new leases totaling 28,745 square feet.

JLL vice president Sharon Bragg represented the tower's ownership, Brookdale Investors Six, in both transactions. JLL senior vice presidents Lee Winter and David Green represented new tenant Crowe Horwath in its lease transaction. The second tenant, Anchor Glass Container Corporation, did not seek representation in its renewal transaction.

“SunTrust Financial Centre's architectural style, with its illuminated ziggurat, makes it literally stand out along the Downtown Tampa skyline,” says Bragg. “The building's amenities and its ideal location in the heart of the CBD are key features attracting tenants to the class A tower.  We also have a very engaged ownership group that makes it easy to get a deal done here.” 

The 36-story SunTrust Financial Centre is located at 401 East Jackson Street in Tampa's Central Business District (CBD). Crowe Horwath which is relocating from the Bank of America Plaza, is taking 12,530 square feet on the 29th floor. Anchor Glass Container Corporation is renewing its 16,215-square-foot lease, moving its regional headquarters from the 28th to the 11th floor at the trophy tower.

The 527,237-square-foot SunTrust Financial Centre is 88% leased. Other tenants include SunTrust Bank, Hapag-Lloyd, law firm GrayRobinson, Synergy Health, 22squared, Syniverse Technologies, and Visit Tampa Bay.

Clay Witherspoon, a principal and managing director in Avison Young's Tampa office tells GlobeSt.com the class A office sector is experiencing advanced market absorption. That, coupled with the lack of new space coming online, is motivating ownership groups of class B and mature A properties to take advantage of and leverage nimble options for attracting new tenants. And that is creating a new class of B+ and A- office properties.

“Westshore Center, located at 1715 North Westshore Boulevard, is an example of a mature A property that has recently undergone extensive renovations and has seen tremendous gains from it,” Witherspoon says. “The building—now 90% occupied—has experienced a 6% jump in occupancy in less than six months.”
