SAN FRANCISCO—TMG Partners' 680 Folsom St. and50 Hawthorne St. have received LEED Platinum certification.Thornton Tomasetti, ab international engineering firm, providedsustainability consulting and renovation services for theapproximately 522,000-square-foot, two-building office and retailcampus in the South of Market District.

Thornton Tomasetti was retained by the owner tomanage the LEED certification process, which included providing asustainability strategy to the design team, tracking compliancewith LEED during design and construction, and reviewing andsubmitting documentation to the Green Building CertificationInstitute. The project team included architects Skidmore,Owings & Merrill and contractor PlantConstruction Co.

Key Sustainability Points include:

  • The 14-story 680 Folsom St. received a two-floor, 100,000-sfexpansion. Renovation work included seismic upgrades and a newcore.
  • Both 680 Folsom St.and the three-story 50 Hawthorne St.received new stairs and elevators, exterior curtain walls andstorefronts, new MEP systems with a mechanical penthouse, and newfire/life safety systems.
  • The sustainability measures put into place at the complexreduced water usage by 41% through efficient plumbingfixtures.
  • Energy cost savings of more than 31% from code are achievedthrough efficient HVAC systems. Additionally, daylighting at theproperty is available to 84% of the regularly occupied spaces,which contributes to the energy savings and occupantsatisfaction.
  • The complex features a green roof deck and courtyard gardenbetween the two buildings. The project team developed andimplemented a green housekeeping program for both properties aswell.
  • Additionally, three of Thornton Tomasetti's sustainabilityprojects in the San Francisco area recently achieved LEED Gold: the90,000-square-foot California State University San Marcos StudentUnion; Tishman Speyer's 298,694-square-foot Foundry III officebuilding; and Terminal Three, Boarding Area E at the San FranciscoInternational Airport.

As GlobeSt.com previously reported, TMG acquiredthe two office buildings for an undisclosed price in 2010. At thetime, the Folsom Street property was the third transaction for TMGin the SOMA area that year and the 14th in its history.
