MISSION VIEJO, CA—Pre-leasing has begun for a new 110,000-square-foot medical-office building to be constructed across from the main entrance to St. Joseph's-Mission Hospital here. NCA Real Estate is developing the property, which will include a four-story building and a five-story parking structure.

The NGKF Global Healthcare Services team of Garth Hogan, John Scruggs and Ryan Clark will handle pre-leasing on behalf of NCA for the building, which will be located on the southwest corner of Medical Center Rd. and Shops Blvd. According to the team, immediate availabilities include up to 25,000 square feet of contiguous space on four floor plates. Also available are opportunities for café, diagnostic and supporting-service providers in the ground-floor lobby.

According to Hogan, “We're targeting physician practices, outpatient surgery, imaging and hospitals for this space.”

GlobeSt.com was unable to reach Garth before deadline to discuss the need for and availability of medical-office space in this particular submarket and whether other space is currently in development. David Zak, principal of NCA, says the Global Healthcare Services team has a “deep base of connections across the healthcare community and understands the needs of today's medical community.”

The new building is also being planned to provide improved access for outpatient services with convenient ambulatory drop-off areas and immediate access to the exclusive on-site parking structure. It will allow for LEED and Lean space planning and design for larger-scale physician groups, which is a growing trend with the Affordable Care Act. Space planning based on Lean design concepts improves space-utilization processes and help reduce building and operating expenses for healthcare facilities by achieving maximum efficiency with minimum construction.

As GlobeSt.com reported in August, issues over parking arise as medical tenants take up available space in retail centers. Medical office is one use that has increased in retail centers as a result of healthcare reform moving away from the acute-care setting and retail landlords looking to backfill space left vacant by stores negatively impacted by the recession and e-commerce. But this use does not seem to be creating parking issues for other tenants, Philip Voorhees, SVP with CBRE, told GlobeSt.com. “I've seen less pushback on medical uses entering a retail center and more with restaurants and gyms that increase demands on parking.”
