GREENWOOD VILLAGE, CO—Granite Properties haspartnered with Confluent Holdings to develop a300,000-square foot office property in southeastsuburban Denver. The development, known as Village CenterDTC, is located in the vibrant Village Center area ofGreenwood Village near at the intersection of Interstate 25 andArapahoe Road. Granite is purchasing the land from Koelbeland Company, one of the oldest continuously operating realestate companies in Colorado and known for high qualitydevelopments with a commitment to the community.

Targeted to break ground in March 2015, VillageCenter DTC will be a 10-story, class AA office building withinwalking distance of the Village Center light rail stop and thenumerous in-place amenities that are a part of Village Center. Theproperty will also be located directly adjacent to the new, fullservice, 203-room Westin Greenwood Village, alsoslated to break ground in the first quarter of 2015. Village CenterDTC's infill location will offer significant highway visibility, aswell as one-turn access to I-25 via Orchard or Arapahoe Road. Theproject will pursue LEED certification and willfeature an on-site deli and fitness center.

A privately-held commercial real estate company, Granite hasdeveloped over 8.9 million square feet ofcommercial real estate with a primary emphasis on officeproperties. Village Center DTC will add to Granite's existingportfolio in Southeast Suburban Denver, including Plaza Tower Onealso located within the vibrant Village Center area. “We could havesearched across the globe to find a developer of Granite's caliberand integrity,” said Buz Koelbel, president ofKoelbel and Company. “Fortunately, all we had to do was look acrossthe street.”

Confluent Holdings is headed by MashallBurton and Celeste Tanner, Denvercommercial real estate veterans with over 8 million square feet ofdevelopment experience including 20 ground-up developments in theSoutheast submarket. “Aligning Koelbel's unique infill, light-railoriented site with Granite's significant financial strength andcommitment to the Southeast market is truly an exciting combinationfor new development in Denver,” said Burton, managing partner ofConfluent.

The office building is designed by Blake Mourerand Brad van Arsdale of Open StudioArchitecture, and GE Johnson will be the project's generalcontractor. Koelbel and Company will act as a consultant on theproject, and Robert Whittelsey and Katy Sheehy of ColliersInternational will be the project's leasing agents. Construction ofthis first 300,000 square foot phase of a two-phase development isexpected to be complete by June 2016.
