GREENWOOD VILLAGE, CO—Granite Properties has partnered with Confluent Holdings to develop a 300,000-square foot office property in southeast suburban Denver. The development, known as Village Center DTC, is located in the vibrant Village Center area of Greenwood Village near at the intersection of Interstate 25 and Arapahoe Road. Granite is purchasing the land from Koelbel and Company, one of the oldest continuously operating real estate companies in Colorado and known for high quality developments with a commitment to the community.
Targeted to break ground in March 2015, Village Center DTC will be a 10-story, class AA office building within walking distance of the Village Center light rail stop and the numerous in-place amenities that are a part of Village Center. The property will also be located directly adjacent to the new, full service, 203-room Westin Greenwood Village, also slated to break ground in the first quarter of 2015. Village Center DTC's infill location will offer significant highway visibility, as well as one-turn access to I-25 via Orchard or Arapahoe Road. The project will pursue LEED certification and will feature an on-site deli and fitness center.
A privately-held commercial real estate company, Granite has developed over 8.9 million square feet of commercial real estate with a primary emphasis on office properties. Village Center DTC will add to Granite's existing portfolio in Southeast Suburban Denver, including Plaza Tower One also located within the vibrant Village Center area. “We could have searched across the globe to find a developer of Granite's caliber and integrity,” said Buz Koelbel, president of Koelbel and Company. “Fortunately, all we had to do was look across the street.”
Confluent Holdings is headed by Mashall Burton and Celeste Tanner, Denver commercial real estate veterans with over 8 million square feet of development experience including 20 ground-up developments in the Southeast submarket. “Aligning Koelbel's unique infill, light-rail oriented site with Granite's significant financial strength and commitment to the Southeast market is truly an exciting combination for new development in Denver,” said Burton, managing partner of Confluent.

The office building is designed by Blake Mourer and Brad van Arsdale of Open Studio Architecture, and GE Johnson will be the project's general contractor. Koelbel and Company will act as a consultant on the project, and Robert Whittelsey and Katy Sheehy of Colliers International will be the project's leasing agents. Construction of this first 300,000 square foot phase of a two-phase development is expected to be complete by June 2016.
